Questions from Landlords

Answers to the most common enquiries from property owners considering our management services.

What does your guaranteed rent scheme include?
Our guaranteed rent scheme ensures you receive an agreed monthly sum on a fixed date, irrespective of tenant payment status or void periods. We assume the financial risk of non-payment, providing you with reliable, predictable income throughout the agreement term.
How are your management fees structured?
Our fees are calculated as a percentage of the monthly rent and vary according to the service package selected and property location. We provide transparent quotations with no hidden costs—you will receive a comprehensive breakdown before entering any agreement.
What tenant referencing procedures do you follow?
We conduct thorough referencing through an accredited agency, including credit history checks, employment and income verification, previous landlord references, and Right to Rent documentation. Only applicants meeting our stringent criteria are approved.
How are maintenance matters handled?
Tenants report issues via our dedicated maintenance line or online portal. Our team assesses each matter, obtains quotations from our approved contractor network, and coordinates repairs efficiently. Emergency situations are addressed immediately to protect your property.
What reporting and documentation do you provide?
Our secure landlord portal provides round-the-clock access to monthly statements, inspection reports with photographs, maintenance records, compliance certificates, and tenancy documentation. All records are retained for reference and tax purposes.
Which regulatory requirements do you manage?
We ensure full compliance with current UK letting legislation, including Energy Performance Certificates, Gas Safety Records, Electrical Installation Condition Reports, smoke and carbon monoxide alarms, tenancy deposit protection, and Right to Rent checks.
